An Incorporated Village
Unlike the hamlet of Massapequa next door, Massapequa Park is an incorporated village with its own mayor and board of trustees, founded in 1931. About 17,000 residents (ZIP 11762) live within its two square miles in the Town of Oyster Bay, making it one of the South Shore’s most tightly knit communities.
Village Streets and Homes
The village is known for its tree-lined streets, named in alphabetical runs, and its well-kept mix of capes, colonials, and splits. Blocks south of Merrick Road reach toward the bay, while the northern half climbs past Sunrise Highway toward North Massapequa.

Village life centers on Park Boulevard’s shops and restaurants and the LIRR station at Front Street on the Babylon Branch. Brady Park and its pond anchor the village’s green space, and John J. Burns Town Park sits along the eastern edge near the Amityville line.
